Foreclosure Doesn’t Have to Happen to You!

Wow, what a difference a few years can make…particularly in the magical world of real estate. It wasn’t very long ago that I was attending the Institute for Luxury Home Marketing and received my CLHMS designation (Certified Luxury Home Marketing Specialist)…specializing in “selling the American dream of homeownership!” And poof, just like that, the market changed!

As your real estate professional, I quickly found myself in need of an entirely new skill set…“saving the American dream of homeownership!” I am excited to share with you that I have just completed the necessary training to obtain my CDPE designation (Certified Distressed Property Expert) and find myself fully equipped to tackle the challenges that we are currently facing.

You can’t turn on the television, surf the internet, or read the newspaper without being bombarded with the news that the country is experiencing a spike in foreclosures and defaults. Hopefully, you’re also aware of the fact that new legislation has been put into place and lenders are becoming more willing to work with distressed borrowers to help keep them in their homes…“keeping the dream of homeownership alive!”

    I have a house, in the process of a remodel, worth about $175k on which I owe about $345k on a negative amortization, adjustable-rate mortgage, with a HELOC of about $11k, both with Indymac. Our credit was very good, until November, and we currently pay all bills but the first mortgage. Our income is cut to about $3500./mo. and the loan is about to re-set. Can you tell me how to determine if there is a viable option to foreclosure? Thanks, Bill
