		<description>I have a house, in the process of a remodel, worth about $175k on which I owe about $345k on a negative amortization, adjustable-rate mortgage, with a HELOC of about $11k, both with Indymac.  Our credit was very good, until November, and we currently pay all bills but the first mortgage. Our income is cut to about $3500./mo. and the loan is about to re-set.  Can you tell me how to determine if there is a viable option to foreclosure? Thanks, Bill</description>
